For the past 30 years, we have been a leader in the Southern California commercial real estate industry. Together, with our affiliates, we have acquired or developed millions of square footage in commercial property throughout the United States.

The partnership and experience between Scott Burnham and Bryon Ward have given BWP the opportunity to create some of Orange County’s most distinctive and unique commercial projects.

At BWP, we approach each project with an emphasis on value creation, either through ground-up development or by repositioning obsolete or economically challenged properties. We believe that properties provide a canvas for people to interact, work and experience life.

Our Approach

Our executive team has extensive experience in all aspects of acquisition, planning, design, construction, leasing, finance and management. At BWP, we understand the complexities of entitling and developing in the highly constrained Southern California area, as well as the social, political and economic challenges to overcome to complete a successful project. Our hands-on approach and deep understanding of the communities we serve sets us apart from other developers.

We conduct extensive research in order to develop an understanding of the community’s needs, working to tailor a program that exceeds the expectations of the community stakeholders. We communicate openly and honestly with all stakeholders, including community and governmental agencies, long before submitting project applications.

Through proper education and open dialogue, we earn community and city buy-in, ensuring a mutually successful outcome. We also energize our projects with innovative and authentic retail tenants and locally curated food and dining concepts that are unique to each community’s needs. Our retail portfolio boasts a wide variety of award-winning restaurant concepts many of which came to us as start-ups. We have a track record for partnering with local chefs and operators to help them launch new concepts and oftentimes participate in the design and construction as well as the financing of their improvements.

At BWP, we take special care to “curate” our projects, not “lease” them. We carefully select and recruit the newest and most innovative concepts into our projects. In addition to deep tenant relationships, our approach to development and management has enabled us to maintain close relationships with local municipalities, vendor partners, investors and lending institutions, resulting in an unparalleled track record.
