Redeveloped Property Will Anchor One of OC’s Most Popular “Destination Streets

with Innovative Retail, Culinary, Fitness and Medical Offerings

NEWPORT BEACH, Calif. (March, 2015) — 17th Street in Costa Mesa – one of Orange County’s most popular destinations for shopping, dining, fitness and more – will get a new anchor when Castaways Commons celebrates its grand opening in fall 2015. Burnham-Ward Properties, the Newport Beach-based commercial real estate investment and development firm who purchased 1617 Westcliff Drive (at the foot of 17th Street) in 2014, today unveiled their innovative redevelopment plans for the project, which include a dynamic architectural re-imaging and compelling re-tenanting of the property.

“We recognized the potential of 17th Street to become a hub for the most exciting retail, restaurant and other consumer concepts from Orange County – and beyond – early on,” says Scott Burnham, Partner in Burnham-Ward Properties. “Over the past XX years, we’ve been driving the redevelopment of the street, creating compelling properties that have enabled us to lure leading-edge concepts – including Greenleaf ChopShop, Pure Barre, GRIT Cycle and Surfside Sports – to the area.”

Castaways Commons, located near the intersection of 17th Street (Westcliff Drive at that juncture) and Dover Drive in Newport Beach, comprises XX,XXX square feet of premium commercial real estate situated on two levels. Burnham-Ward Properties tapped Culver City-based Shubin + Donaldson Architects – known for developing sophisticated and appealing environments with a refined sensitivity toward the land, its users, and context – to reimagine the building. Burnham-Ward released a first rendering today, which illustrates a planned major update to the project, with a ground level clad in dimensional wood and a second level – dramatically cantilevered on one side – composed of soaring expanses of steel and glass. The building is enveloped in attractive, native and drought-resistant landscaping, within inviting patios, courtyards and breezeways. The interiors at Castaway Commons also will be reappointed with design details including terrazzo stone floors, and wood, glass and steel surfaces to complement the stylish new exteriors.

The remaking of the property is attracting high-profile tenants in the culinary, wellness and retail sectors, which Burnham-Ward plans to announce in the coming months as the project nears its early fall grand opening. Several hand-selected existing tenants will remain at the property, including acclaimed plastic surgeon, Dr. Terry Dubrow, and renowned dermatologist Dr. Kristen Forman – both of whom are expanding their practices into larger, state-of-the-art facilities within the building.

“As a company, we are committed to elevating and expanding the customer experience at Orange County’s lifestyle centers,” says Bryon Ward, Partner in Burnham-Ward Properties. “Our success at SOCO and The OC Mix is a powerful demonstration of our ability to deliver on this promise – and Castaways Commons will build upon that success, bringing new, unique and sought-after offerings to a premier market.”
